A special Web section is dedicated to handle all communications between the Management and all Residents. Providing services as: Financial Situation, Budgets, Monthly Expenses, Agreements, Home Owners Directory, and much more. we are open to make what you and the Association may require.

Basic services
- Management of the funds created from monthly maintenance fees and special fees approved by the HOA in a pro positive way to improve the general conditions of the community and common areas.
- Payment to suppliers and personnel of the condominium.
- Creation of monthly and yearly programs for general, preventive and corrective maintenance of common areas as well as of the services that are necessary for the correct operation of the areas.
- Coordination and qualification of the security personnel for the safety of the community.
- Coordination and qualification of the personnel hired for the cleaning of common areas.
- Coordination with the security guards for a perfect control of access to the community for residents, visits, suppliers, domestic personnel, etc.
- Coordination and supervision of all the suppliers authorized for common areas and special services.
- Direct communication with all clients and / or residents.
- Daily walk-thru to all the facilities and permanent supervision of the accessories and common areas of the community.
- Immediate answer to the activities required to the management at the General Meetings and from the Special Committees of the HOA.
- Permanent communication with the Special Committees and with all the Home Owners.
- AR Los Cabos will assign an exclusive web page for the condominium to maintain all the information available 24/7.
- Monthly and annual financial reports.
- We will provide to the HOA a manual of the description for all the positions of the personnel who works for the Condominium.
- Setting up of working plans for preventive maintenance to the equipment and facilities of the Condominium.
- Observation and regulation of the Regime of Property in Condominiums and all rules and regulations established by the HOA.
- Setting up specific rules and regulations to cover all the specific Condominiums needs.
- Collect money from monthly maintenance fees and specials fees authorized by the HOA.
- Personal service and assistance to all HO.
- Provide reports every two months of the status for the common areas of the Condominiums.
- Organize at least two General Meetings of the HOA per year or the amount establish at the Regime
- Monthly meetings with the Special Committees and if necessary, with owners who would like to expose an specific topic at the meeting.
- Organize special events at the Condominiums to create an harmony with all residents.
- Accounting advisory to control financial information of the money collected from maintenance fees and special fees, approved by the HOA (The accounting services are additional to the services provided by AR Los Cabos and the accounting office must be approved by the HOA).
- Legal advisory to establish the HOA and to help with the resolutions regarding the Rules and Regulations approved by the HOA(The attorney services are additional to the services provided by AR Los Cabos and the attorney office must be approved by the HOA).
- Observation and control of the meetings requested bye HO at the Club House, Pool and BBQ area.
Management Services for Developers during Construction and Project completion.
AR Los Cabos is offering managements solutions to help Developers with all the tasks involved in a completion of a project. Our services will help with the communications between the Home Owners and the Developer, providing assistance during all the process. We will coordinate all the pending jobs and the communications with all the suppliers that helps to maintain all common areas in perfect shape (landscaping, cleaning services, monthly and annual budget, etc.). Personal service to new home owners and assistance to establish the Home Owners Association. As an addition to our services for HOA, we are offering to Developers the following services:
Basic Services
- Accomplishment of the inventory of common areas, equipment and accessories of the Development, altogether with the Developer and the HOA.
- Assistance in the preparation of the monthly and annual budget for the operation and maintenance of the Condominium, to be approved and delivered to the HOA.
- Assistance to establish the initial fees for maintenance to HO and the regulations to collect monthly and special fees.
- Support to serve as intermediary between the HO and the developer in order ensure communications.
- Assistance to the developer in the collection of comments, suggestions and complaints of the HO and suppliers in order to facilitate and to make agile the resolution of such.
- Assistance to the developer during the process of delivery of the project to the HOA.
- Set up of meetings with the HO while the project is still under construction.
- Assistance in the creation of the Special Committees of the HO to supervise the Condominiums and for reception of the project from the Developer.
